  • Acquisition Basis: $10M - $60M+
  • Property Size: at/over 50 Units and larger/portfolio of same
  • Class “B” and “C” properties in transitioning neighborhoods
  • Multifamily Zone R2 – R3
  • Market Specializations: SF Bay Area, Greater East Bay, and Central Valley including:  Sacramento, Stockton, Tracy, Modesto, Manteca, Fresno, Bakersfield
  • Property Vintage: 1960s construction or newer
  • Market Characteristics: Urban/Suburban/Low Unemployment/Barriers to Entry/Local Amenities

MULTIFAMILY PLAY--COVERED LAND OPPORTUNITY:

  • Target Deal Size: $1M - $10M
  • Underutilized Multifamily Zoning, Light Industrial/General Commercial zoning that can be converted or entitled to Multifamily
  • Land Assemblage opportunities to increase Multifamily density

STUDENT HOUSING ACQUISITION CRITERIA

  • Acquisition Costs: $3M - $30M+
  • Property Size: Minimum around 20 Beds or 20 Units
  • Prefer well-located properties with a value-add component
  • Prefer within a 10-minute walking distance to campus
  • Prefer Tier-1, Pac-12 Conference Schools
