  • Class “B” and “C” properties in transitioning neighborhoods
  • Multifamily Zone R2 – R3
  • Target Market:
    • East Bay, CA
    • Los Angeles, CA
    • Central Valley, CA
    • Austin, TX
  • Property Vintage: 1960s construction or newer
  • Market Characteristics: Transport Oriented, Strong Job Growth, Strong Population Growth

MULTIFAMILY-COVERED LAND PLAY CRITERIA:

  • Target Deal Size: $1M - $10M
  • Underutilized Hotels and Hospitality that can be converted or entitled to Multifamily
  • Underutilized Multifamily Zoning, Light Industrial/General Commercial zoning that can be converted or entitled to Multifamily
  • Land Assemblage opportunities to increase Multifamily density
  • Qualified Opportunity Zone, preferred

STUDENT HOUSING ACQUISITION CRITERIA

  • Acquisition Costs: $3M - $30M+
  • Property Size: Minimum around 20 Beds or 20 Units
  • Property Type: Class “B” and “C” in well-located neighborhood
  • Tier-1 University; PAC-12 Conference Universities
  • Highly Pedestrian: within 10-minute walking distance to campus
  • Minimum 20,000 Student Population
