Acquired below replacement cost, Trails at 2112 is a 1980’s two-story, garden-style apartment complex spread across 12 buildings on 5.32 acres.

We are currently in the process of implementing our tried-and-true, boutique approach to asset transformation in order to capitalize on Modesto’s unmet demand for mid-level luxury apartments. This transformation will include tasteful and modern renovations inspired by the very best of the hospitality industry, as well as the addition of brand-new, resort-style amenities such as a dog park, club house, and multiple BBQ picnic areas.

The Modesto submarket has a very limited supply of mid-luxury apartment homes. Per a CoStar Market Report, the higher-end product type represents less than 5% of the available inventory. This limited supply of new housing in the submarket continues to strengthen our rental upside. There has only been 100 new market-rate multifamily units built over the past 10 years.
